Buying a Home in Wyckoff, NJ: What a Contractor Sees That Other Agents Don't

Wyckoff's housing stock is predominantly colonials and ranches built from the 1950s through the 1980s. That means most homes buyers tour have 40–70-year-old bones — and what's behind the walls matters as much as what's been updated.

Here's what Sarah looks for at every Wyckoff showing.

Six things a contractor checks that buyers miss

1. The roof. Age, flashing condition, and any signs of sagging or missing shingles. A 25-year-old roof isn't a deal-breaker — it's a negotiating point worth $8,000–$15,000 if you know how to use it.

2. Water and drainage. Grading, gutters, window wells, and basement walls. In Wyckoff's older homes, minor water intrusion is common. Minor is manageable. Hidden is a problem. Look for efflorescence (white mineral deposits) on basement walls and staining on the slab.

3. The electrical panel. Federal Pacific and Zinsco panels are common in homes of this era and are considered a fire risk by most insurance companies. Replacement runs $3,500–$6,000. Know before the inspection.

4. HVAC age. A furnace over 20 years, a water heater over 12 years, or an AC unit over 15 years will come up in the inspection. Knowing the replacement cost in advance means your offer reflects reality.

5. Deferred cosmetics vs. deferred structure. Dated bathrooms and kitchens are cosmetic. Bowing foundation walls, active water in the crawl space, and sagging floor joists are structural. Buyers often confuse the two — and pay accordingly.

6. Permits on additions. Wyckoff has seen significant renovation activity over the past two decades. An addition or finished basement without permits creates a title and insurance issue. Ask for the permit history upfront.
