This Acceptable Use Policy governs your access to and use of SarahCaprio.com, including real estate listing search, IDX/MLS data, Comparative Market Analysis tools, AI Home Remaker tools, research content, account features, forms, communications, and any related services provided by Caprio Group LLC.

By accessing or using SarahCaprio.com, creating an account, submitting information, uploading content, requesting a CMA, using the AI Home Remaker tool, accessing gated content, or otherwise interacting with our services, you agree to comply with this Acceptable Use Policy.

1. Eligibility and Geographic Restrictions

SarahCaprio.com is intended for users located in the United States, excluding California, and primarily for users interested in real estate services in New Jersey.

You may not use SarahCaprio.com if you are located in:

  • The European Union, European Economic Area, United Kingdom, or Switzerland; or
  • The State of California.

Users from these jurisdictions are not permitted to register for an account, submit property information, upload photos, access gated tools, request CMAs, use AI tools, or otherwise use restricted services.

By using SarahCaprio.com, you represent that you are not located in any prohibited jurisdiction.

2. Permitted Use

You may use SarahCaprio.com only for lawful, personal, and legitimate real estate-related purposes, including:

  • Viewing real estate listings;
  • Requesting information about properties;
  • Submitting your own property information for a CMA;
  • Uploading authorized images for AI design or visualization tools;
  • Reading real estate research and market commentary;
  • Contacting Caprio Group LLC or Sarah Caprio regarding real estate services;
  • Registering for permitted tools and content;
  • Saving preferences, neighborhoods, property interests, and listing criteria to support your real estate search or inquiry.

3. Prohibited Use

You may not use SarahCaprio.com to:

  • Violate any law, regulation, contract, MLS rule, IDX rule, brokerage rule, or third-party right;
  • Submit false, misleading, fraudulent, or deceptive information;
  • Submit false or misleading user preferences, property details, listing interests, account information, or contact information;
  • Impersonate another person or entity;
  • Access or attempt to access another user's account;
  • Use the site for harassment, abuse, threats, discrimination, or unlawful conduct;
  • Upload content that is illegal, defamatory, obscene, invasive of privacy, infringing, exploitative, or otherwise harmful;
  • Upload photos or files you do not own or do not have permission to use;
  • Scrape, crawl, copy, harvest, or bulk extract listing data, property data, user data, or website content;
  • Use bots, automated scripts, crawlers, or data mining tools without written permission;
  • Reverse engineer, interfere with, overload, disrupt, or compromise the website or related systems;
  • Attempt to bypass access controls, security measures, geographic restrictions, or registration requirements;
  • Use the website to train competing models, build competing services, or create unauthorized property databases;
  • Use listing data in a way that violates MLS, IDX, data provider, or real estate industry rules;
  • Upload malware, viruses, spyware, or harmful code;
  • Send spam, phishing messages, or unauthorized marketing;
  • Misuse AI-generated content or present it as professional, legal, financial, engineering, appraisal, architectural, construction, or tax advice.

4. Real Estate Information Disclaimer

All information provided herein has been obtained from sources believed reliable, but may be subject to errors, omissions, change of price, prior sale, or withdrawal without notice. Caprio Group LLC makes no representation, warranty, or guaranty as to the accuracy of any information contained herein.

Listing information, property data, public records, tax information, market data, CMA outputs, research, AI-generated content, and other information available through SarahCaprio.com may be incomplete, outdated, inaccurate, or subject to change.

You are responsible for independently verifying all information before relying on it or making any real estate, financial, legal, renovation, or other decision.

5. Consent to Communications

By submitting your contact information, creating an account, requesting a CMA, using the AI Home Remaker tool, requesting information, accessing gated content, or otherwise interacting with SarahCaprio.com, you agree to be contacted by Caprio Group LLC via call, email, and text.

To opt out, you can reply "STOP" at any time to text messages, click the unsubscribe link in emails, or contact us at legal@capriogroupllc.com. Message and data rates may apply.

Even if you opt out of marketing communications, we may still send transactional, administrative, service-related, or legally required messages.

6. IDX, MLS, and Listing Data Restrictions

Real estate listings and property data displayed on SarahCaprio.com may be provided through IDX, MLS, brokerage, public record, or third-party data sources.

You may not:

  • Copy, scrape, reproduce, redistribute, resell, or republish listing data;
  • Use listing data for commercial purposes unrelated to your personal real estate search or inquiry;
  • Remove attribution, disclaimers, copyright notices, brokerage information, or MLS-related notices;
  • Use listing data to create or improve a competing database, product, model, or service;
  • Use listing data in violation of applicable MLS, IDX, brokerage, or data provider terms.

Listing information may be incomplete, inaccurate, delayed, or subject to change. You should verify all listing and property information with a qualified real estate professional, MLS source, public record, or other authoritative source.

7. CMA Tool Use

The CMA tool is intended to provide informational property value context based on information you provide and available listing, market, and property data.

You agree not to:

  • Submit information about a property unless you are the owner, authorized representative, prospective seller, prospective buyer, or otherwise have a legitimate interest;
  • Submit false or misleading property details;
  • Use CMA outputs as a formal appraisal, tax assessment, financial valuation, or guarantee of sale price;
  • Rely on automated outputs without professional review.

Any CMA result is informational only and should be reviewed with a licensed real estate professional.

8. AI Home Remaker and Uploaded Photos

If you upload photos, prompts, descriptions, or other materials to an AI Home Remaker or similar tool, you represent and warrant that:

  • You own or have permission to use the uploaded content;
  • The content does not violate copyright, privacy, publicity, property, contractual, or other rights;
  • The content does not contain unlawful, harmful, offensive, or exploitative material;
  • You have permission from any identifiable individuals appearing in uploaded images, where required.

You may not upload:

  • Images of people without authorization;
  • Images containing nudity, explicit content, or exploitative material;
  • Images of properties you are not authorized to submit;
  • Confidential documents or sensitive personal information;
  • Content that infringes another party's intellectual property rights.

AI-generated outputs are conceptual and may not reflect actual property conditions, architectural feasibility, zoning requirements, construction limitations, renovation costs, or market impact.

9. Account Registration and Security

For certain tools and content, you may be required to create an account.

You agree to:

  • Provide accurate and current information;
  • Keep your login credentials secure;
  • Notify us of unauthorized account use;
  • Use only your own account;
  • Not share account access with unauthorized users;
  • Not create accounts using false identities or automated methods;
  • Maintain accurate contact information and account preferences.

We may suspend or terminate accounts that violate this policy or appear to present a security, legal, compliance, or operational risk.

10. User Content License

When you submit content, photos, prompts, property information, preferences, account information, or other materials to SarahCaprio.com, you grant Caprio Group LLC a non-exclusive, worldwide, royalty-free license to use, host, store, reproduce, process, display, transmit, modify, and create derivative outputs from that content as reasonably necessary to:

  • Provide the requested service;
  • Generate AI outputs;
  • Prepare CMA or property-related materials;
  • Respond to inquiries;
  • Operate and improve the website;
  • Personalize listings, recommendations, market insights, and communications;
  • Comply with legal, contractual, MLS, IDX, or regulatory obligations;
  • Enforce our rights and policies.

You retain ownership of your content, subject to the rights granted above.

11. Intellectual Property

SarahCaprio.com, including its text, design, layout, graphics, branding, research, tools, software, content, workflows, reports, and other materials, is owned by or licensed to Caprio Group LLC and protected by intellectual property laws.

You may not copy, modify, distribute, sell, lease, reverse engineer, reproduce, scrape, or create derivative works from any part of the site except as expressly permitted by us in writing.

12. Copyright and DMCA Notices

If you believe content on SarahCaprio.com infringes your copyright, please send a notice to:

It does not constitute:

  • Tax advice;
  • Financial advice;
  • Appraisal advice;
  • Engineering advice;
  • Architectural advice;
  • Construction advice;
  • Environmental advice;
  • Mortgage advice;
  • Guaranteed real estate advice.

15. Fair Housing and Anti-Discrimination
